Overlook Pointe is situated on a 52 acre parcel of land on a hill overlooking the Hudson River in the westernmost part of the town of Fishkill, just north of the Newburgh Beacon Bridge. 2. How many homes are planned? The community will consist of 263 condominiums and townhomes and will be constructed in 4 phases:
3. When will the homes be available? Phase 1 occupancy will commence Spring 2012. 4. What utility companies will provide service to the community? Gas and electric will be provided by Central Hudson. Cablevision is the local provider for cable. 5. How will trash collection and mail delivery be arranged? Trash collection will be curbside pick-up and is included in HOA fees. Mail delivery will be to cluster mailboxes located throughout the community. 6. Are pets permitted? Yes, Overlook Pointe is a pet friendly community. 7. How many floor plans are being offered and where are they located? Overlook Pointe Phase 1 offers a total of nine floor plans; six condominium plans and three townhome plans, as described below. Overlook Pointe condominiums, known as “The Scenic Estate Collection,” are single level homes located in two-story buildings. Each building contains eight homes. First floor homes feature 9 foot ceilings while second floor homes feature vaulted/cathedral ceilings.
The Overlook Pointe townhomes, known as the “The County Manor Collection,” are spacious, tri-level attached homes. Basements are unfinished, and Phase 1 townhomes have walkouts. First floors feature 9 foot ceilings while the second floors feature some vaulted/cathedral ceilings.
8. Are garages included? Yes, all condos include a one car garage with private, ground level entry into the home. End unit townhomes feature two car garages and the interior model has a one car garage. Driveways are equivalent in size to the car capacity of the garage. 9. What type of outdoor space do the homes provide? Overlook Pointe’s 1st floor condos located in Building 27 have patios. The 1st floor condos in Buildings 28 and 29 and all 2nd floor condos have maintenance free balconies (composite surface with vinyl railings). Overlook Pointe’s townhomes feature an elevated maintenance free deck (composite surface with vinyl railings) off of the main level. Basements walk out to ground level. 10. Do you offer any models with a main level master suite? First floor master suites are provided in the Boscobel and Clermont condo floor plans. Additionally, the Mongomery townhome features this often requested style and is proving to be a popular design. 11. Are you going to offer elevators in any of the homes? An elevator is available as an option to provide all level access in the Livingston townhome model. 12. Do the homes provide any additional space? The vaulted ceilings of second floor condos enable us to offer an option for a loft located over the living room. Lofts vary in size from 141sf to 329sf per plan, and are accessed by a standard staircase from the living room. Optional lofts are also offered within the master bedrooms of the Saratoga (119sf) and Livingston (128sf) models, accessed by a standard staircase. 13. Is there any storage available in the community? There is a total of 24 enclosed storage rooms located in the basements of Condo Buildings 28 and 29 (12 units per building). The units vary in square footage from 248sf to 366sf and are built with firewall construction, fire suppression system in the ceiling and securely locking metal doors. Access to the storage areas is from the exterior of the building. 14. What are the projected taxes for the community? 2011-2012 tax projections range from $5,500 - $6,800 annually for the condos and from $7,700 to $8,000 annually for townhomes. These figures include both town/county and school taxes and are quoted without possible exemptions (i.e. STAR Program). 15. What are the monthly charges for the community and what do they include? Condominium owners will pay monthly Condo and Homeowner Association (HOA) fees of $195, which include all exterior maintenance and insurance on the building. 16. Are townhome owners responsible for repairs to their homes or is that covered by the HOA? The townhomes at Overlook Pointe are fee simple, meaning the homeowner owns the entire home and the land on which it sits (estimated to be .1 acre). Consequently, repair of the exterior of the home is the responsibility of the homeowner. 17. How does the construction between walls and floors of the condos help to minimize noise? Today’s construction standards are much improved over those of years ago. Our construction between floors includes a: ¾ inch subfloor, ¾ inch gypcrete over ¼ inch underlayment, 14 inch truss with sound barrier insulation. Walls between homes include 5/8 inch sheetrock over 2 x 4 wood studs with R-13 batt insulation on each side and a channel of air space. Thermafiber or equivalent between studs provides additional sound and fire separation. 18. Do I have the ability to select finishes I want to have in my home? Purchasers have choices within the selection of standard features. Additional enhancements can be made from a wide variety of options and upgrades to create a home that reflects the personality and taste of the owner. 19. Why is Energy Star® certification important? Homes that earn the Energy Star® rating are significantly more energy efficient than standard homes. Rigorous construction methods are used which improve comfort and indoor air quality while also lowering utility and maintenance costs. Not only are we committed to building homes that conform to government Energy Star® standards, we also arrange for independent third party inspection and testing of each home. A written Energy Star® certification will be presented to each homeowner when completed.
